Reporting CC&R Non-Compliance
Our community manager performs weekly drive-by’s to inspect the neighborhood for CC&R compliance. However, if you notice a non-compliance issue, you can also report this to our community manager (see contact info). This information needs to be in writing and include:
- Property address where alleged non-compliance occurred
- Date(s) when the alleged non-compliance matter was observed
- Nature of the alleged non-compliance matter
- First and last name of the person who observed the alleged non-compliance matter
The form below is recommended for reporting CC&R violations:
Please note: Arizona statute permits Association members who receive a non-compliance letter to request the name of any witness to a violation of the Association’s documents. It is the Associations intent to comply with this law. Accordingly, IF requested, this information will be made available to the member accused of the non- compliance matter as provided for by A.R.S 33-1803 (Planned Communities).

The following is the procedure for giving notice and enforcing monetary penalties for CC&R, Bylaw or rules violations:
City of Tempe Code Compliance
In addition to the CC&R’s, properties within our community must be kept in compliance with the City of Tempe’s Code for Homes. Concerns about violations of these codes should be reported to the City of Tempe. Tempe provides information and resources for code compliance, but also has a specific form for parking related code violations:
Many city codes overlap rules in the CC&R’s. In these cases, it is also beneficial to report violations to our community manger, who can then address the issue as both a CC&R and code-compliance violation through the city.
